State and Federal Historic Preservation Tax Incentives

Since its founding in 1995, Powers & Company, Inc. has successfully completed more than 500 historic tax incentive projects across 17 states, comprising more than $5 billion in rehabilitation work. In 2017, Powers & Company, Inc. projects were valued at over $673 million in National Park Service approved rehabilitation activity that brought nearly $135 million in historic tax credits. Within Pennsylvania in 2017, Powers & Company, Inc. was responsible for 72% of the total Qualified Rehabilitation Expenditures approved on historic tax incentive projects. Completed projects involve conversions of a range of historic building types with diverse uses including hotels, offices, manufacturing, apartments and schools.

As a consultant to owners, developers and investors, Powers & Company, Inc. provides strategic guidance on the scope and approach of the historic tax incentive rehabilitation, collaborating with architects and contractors to guide the project through the state and federal approval process. We are strident advocates on behalf of the project with both the state and federal reviewing agencies using our long-established relationships and extensive experience. Compliance

Powers and Company, Inc. successfully navigates complex projects through the Section 106 of the National Historic Preservation Act compliance process. Whether an individual building or a complex of historic structures, Powers & Company, Inc. effectively completes the required documentation and advocates on behalf of the client to obtain a successful resolution to the compliance issue with the State Historic Preservation Office. Additional services include due diligence reports and façade easement applications.

National Register of Historic Places and National Historic Landmark Nominations

Over the past seventeen years, Powers and Company, Inc. has successfully completed National Register of Historic Places and National Historic Landmark nominations in 11 states. Ranging from individual structures to multiple property submissions, as well as historic districts, Powers and Company, Inc. has developed the imperative expertise to effectively complete the challenging research and documentation work required for the nominations, which can vary from state to state.

Conservation

Powers & Company, Inc. has an established reputation for the quality of their materials conservation work. With extensive experience both nationally and internationally, our materials conservation services have assisted in the restoration of such diverse and prominent landmarks as the Taj Mahal in India, the Arts and Industries Building of the Smithsonian Institution, Los Angeles City Hall and the Pennsylvania State Capitol Complex in Harrisburg, PA. Specific services include materials conditions assessments, historic interiors consultation and materials testing and analysis.
